Do you need building regs for a warm roof?

Yes. A new or replacement warm roof needs Building Regulations approval in England, covering structure, thermal performance and moisture control. A renovated roof is generally expected to reach around 0.16 W/m²K, and building control inspects the work before issuing a completion certificate.

What does building control check?

  • Structure (Part A): the existing walls and joists must carry the extra weight
  • Energy performance (Part L): the insulation must reach the required U-value
  • Moisture (Part C): the build-up must avoid interstitial condensation
  • Fire (Part B): the roof covering must suit its distance from the boundary

Does a conservatory roof replacement need approval?

Yes. Swapping a glazed roof for a solid one generally removes the conservatory exemption, because the roof is no longer mainly glass. The roof is then treated like an extension, so a building notice or full plans application is needed.

What happens if the work is not signed off?

Without a completion certificate, building control can require work to be opened up, and solicitors will ask for it when you sell. Getting approval before starting avoids both problems.
